A rent review notice must meet strict formal requirements — the correct notice period, the new rent amount, the date it takes effect, and (where applicable) the RPZ justification. A defective notice can be challenged.
Common defects include too little notice, missing information, or a review that comes before the minimum interval since the last one has passed. An invalid notice does not take effect — the tenant is not obliged to pay the increased rent until a valid notice is served.
The RTB can declare a notice invalid and confirm the rent remains at its previous lawful level until a compliant notice is issued.
