In a Rent Pressure Zone, rent increases are capped and can generally only happen once every 12 months, following specific notice requirements. A rent increase that doesn’t comply can be disputed at the RTB.

The cap and notice rules changed over time — the RTB’s adjudicators check the applicable rule for the date of the review, whether the property is actually within a designated RPZ, and whether the landlord gave the required written notice with the correct information.

If an increase is found invalid, the RTB can direct the rent back to the lawful amount and order repayment of any overpaid rent.
